JSIP enacts a proactive, thesis-oriented and data-driven approach to multifamily investing. Whereas most multifamily investment sponsors have reactive business models – following brokers from listing to listing – JSIP carefully analyzes geographic, demographic, and economic trends and considers them in the context of capital markets opportunities. This allows JSIP to formulate specific and opportunistic investment theses, which it then proactively looks to enact through proprietary deal sourcing.

Founder | Chief Executive Officer
Matt Frazier has twenty years of experience in real estate, private equity, and corporate finance and is the Founder and Chief Executive Officer of Jones Street Investment Partners. In this role, Mr. Frazier is responsible for all aspects of the company’s growth, including fundraising, deal sourcing, and the growth of the Jones Street team.
Prior to forming Jones Street, Mr. Frazier served as the Vice President of Investments and Capital Markets at Taymil Partners, a multifamily owner and operator active throughout New England. Previously, Matt was a Vice President at BancBoston Capital, the private equity and venture capital arm of Fleet Bank (later, Bank of America).
Mr. Frazier received a B.A. in Media Studies with a concentration in Philosophy with Honors and Distinction from the Schreyer Honors College at Pennsylvania State University.
Founder | Chief Investment Officer
Matt Ranalli has over fifteen years of experience in real estate, private equity and corporate finance and is the Co-Founder and Chief Investment Officer of Jones Street Investment Partners. Mr. Ranalli oversees Jones Street’s investment strategies, deal sourcing, and acquisition execution.
Prior to Jones Street, Matt was a Principal at Sienna Capital Partners, a real estate focused investment bank, and an Acquisitions Officer at The Milestone Group, a publicly traded multifamily REIT. Previously, Mr. Ranalli led deal teams in the pursuit of corporate mergers and acquisitions at VF Corporation and started his career in the private equity and venture capital practice at General Electric (GE) Capital.
Mr. Ranalli received a B.S. in Finance and International Business, with Distinction, from Pennsylvania State University and a Master’s Degree in Real Estate from Harvard University.
Chief Financial Officer
Ami Fatula, CPA, has over sixteen years of experience in real estate finance and accounting. As the Chief Financial Officer, Ms. Fatula oversees all aspects of the company’s finances. In this role, Ami is responsible for all accounting, taxes, financial and corporate reporting for both investment management and property operations.
Ms. Fatula's background allows her to leverage significant experience in multifamily assets, real estate transactions, private and public company reporting, investor relations, and process improvement. Prior to joining Jones Street, Ami had served as the CFO for Corcoran Management Company and Northland Investment Corporation, overseeing accounting, reporting, tax, treasury, and technology. Ami also worked for AEW Capital Management as Vice President and Controller of their opportunistic private equity real estate funds and began her career specializing in real estate as an audit manager at Ernst & Young LLP.
Ms. Fatula is a licensed Certified Public Accountant (CPA) and earned her B.S. from Isenberg School of Management, University of Massachusetts.
Head of Property Operations
Jason Bansfield has twenty years of experience in property and asset management. As Head of Property Operations, Mr. Bansfield is responsible for the management of the Jones Street portfolio. In this role, Jason oversees property staffing, leasing practices, operating performance, and the institution of Jones Street's strategic and value-add initiatives.
Mr. Bansfield developed his expertise in property management, leasing, and operations in the Greater Boston area, and his portfolio management experience includes over three million square feet of commercial, residential, retail and industrial space. Prior to joining Jones Street, Jason worked for Samuels & Associates, managing their commercial portfolio. He has also worked in the real estate division of Fidelity Investments and the Business and Leasing office of the Massachusetts Port Authority.
Mr. Bansfield holds a B.S. in Facilities Management and Architecture from Wentworth Institute of Technology.
Head of Investor Relations
Patrick Sullivan has fifteen years of experience in financial services, working in both sales and business development. As the Head of Investor Relations, Mr. Sullivan is responsible for cultivating and expanding the investor base for Jones Street while overseeing firm matters relating to investor communications and reporting.
Prior to joining Jones Street, Mr. Sullivan oversaw marketing at an emerging long/short equity hedge fund in Boston. He previously worked in an array of senior sales positions at Gerson Lehrman Group, a leading global information services firm, helping the world’s top investment professionals and management consultants in their diligence and learning efforts. Patrick started his career as an Investment Associate at UBS Financial Services.
Mr. Sullivan received a B.A. in History from the University of Pennsylvania.
James Hlavacek is an Associate at Jones Street and is responsible for sourcing, evaluating, and closing new acquisition opportunities as well as managing assets within JSIP’s current portfolio. Mr. Hlavacek has been actively involved in the acquisition of the majority of Jones Street’s assets and has over eight years of experience in real estate, equity research, and corporate strategy. James began his career as an Equity Research Analyst at Buckingham Research Group, and prior to Jones Street, he was a manager in corporate strategy for Cognizant Technology Solutions.
Mr. Hlavacek has a B.A. in Political Science and Economics from Colgate University and a MBA from Boston University.
Executive Assistant | Office Manager
Allison Finn is the Executive Assistant and Office Manager at Jones Street and is responsible for the day-to-day operations of the office. Ms. Finn also provides administrative support to the CEO and other senior members of the firm. Allison has over ten years of experience in organizational support, most recently serving as the Office Manager and Human Resources Coordinator for Lumenpulse Lighting.
Ms. Finn has a B.A. in Applied Psychology from Southern New Hampshire University and is a licensed Massachusetts Real Estate Salesperson.
